The short version
- You keep ownership of everything you write and upload. We get only the licence we need to show it to your guests.
- You are responsible for your own guest page being accurate and lawful, and for having the right to publish what you put on it.
- Subscriptions renew automatically. Cancel any time and you keep access to the end of the period you paid for.
- The AI concierge writes its own answers from your guide. It can be wrong, so don't rely on it alone for safety or emergency information.
- We limit our liability, but nothing in here takes away rights you have as a consumer under your local law.

Accepting these terms
By creating an account or using the Service you accept these terms. If you are accepting on behalf of a company or another person, you confirm you have the authority to bind them, and "you" means them as well as you.
You must be at least 18 years old, and legally able to enter a contract, to hold a Hostbnb account.
What Hostbnb is, and what it is not
Hostbnb is software you use to build and publish a guest concierge page for a property you host. It is a tool for presenting your own information.
- We are not a booking platform. We do not list properties for rent, take reservations, or handle guest payments for a stay.
- We are not a party to your stay. Whatever you agree with a guest, and whatever your booking platform's rules are, is between you, them, and that platform.
- We are not your lawyer, accountant or licensing authority. Guides and articles on this site are general information. Short-term rental rules vary street by street; check your own.
- We are not affiliated with Airbnb, Booking.com, Vrbo, or any booking platform. Those names are their owners' trademarks, and we use them only to describe what our software works with.
Your account
- Give accurate registration details and keep them current.
- Keep your password to yourself. You are responsible for what happens under your account, unless and until you tell us it has been compromised.
- Tell us promptly at support@hostbnb.example.com if you suspect unauthorised access.
- One person or organisation per account. Don't share a login as a way around plan limits — add the properties and pay for them instead.
Your content stays yours
Everything you put into Hostbnb — your guide text, photos, house rules, recommendations, FAQs — stays yours. We claim no ownership of it.
To run the Service we need a licence to handle it. You grant us a worldwide, non-exclusive, royalty-free licence to host, store, copy, adapt for display, translate and publish your content, solely to operate and improve the Service for you: to show your guest page to your guests, to index it so the AI concierge can answer from it, to translate it into a guest's language, and to back it up. That licence exists only for as long as you keep the content on the Service, and ends when you delete it or close your account, apart from backup copies that roll off within 35 days.
We do not use your content to train AI models, and our AI providers are contractually barred from training on what we send them.
You confirm that you have the rights to everything you upload — including any photo you did not take yourself — and that publishing it does not break anybody's copyright, trademark, privacy or contractual rights. Photos taken by a booking platform's photographer, or by a previous owner, usually are not yours to republish; check before you upload.
Guest-submitted content
Guests can leave tips and comments on your page. You choose whether each one is published: nothing a guest writes appears publicly until you approve it in your dashboard.
That makes moderation yours. You are responsible for what you approve. Don't approve anything that identifies a person without their agreement, defames someone, or breaks the Acceptable Use Policy. We may remove content ourselves where it breaches these terms or the law, and we will tell you why when we do.
The AI concierge
The concierge generates answers from the information you have written. It is a language model, not a person checking facts, and this needs saying plainly:
- It can be wrong, incomplete, or confidently mistaken, even when your guide is right.
- It answers from your guide. A gap in your guide is a gap in its answers.
- Translations are machine translations and can lose nuance.
- For anything where being wrong is dangerous — emergency numbers, medical help, fire exits, gas or electrical safety, legal or tax questions — put the authoritative information in your guide directly, and tell guests to use it rather than the chat.
You are responsible for what your guest page tells your guests, including what the concierge says on it. Test it with the AI Test panel in your dashboard before you share the page, and re-test it after you change your guide.
Each plan includes a monthly allowance of concierge answers. We will tell you before you reach it. We may apply fair-use rate limits to protect the Service, and we may decline to answer requests that are abusive or are trying to extract our prompts or another host's data.
Plans, billing and renewal
Pricing is per property, on the plan and currency shown at Pricing when you subscribe.
- Pilot is a 30-day trial with up to five properties and no card required. When it ends, an unpaid account keeps read access to its data but its guest pages stop being published.
- Solo covers a single property. Manager includes five, plus a flat fee for each additional one. Enterprise is a separate written contract.
- Renewal is automatic. A monthly plan renews monthly and a yearly plan renews yearly, on the same payment method, until you cancel.
- Adding a property mid-cycle raises your subscription quantity, and you are charged the prorated amount for the rest of the period. Removing one lowers it from the next period.
- Prices are exclusive of VAT, consumption tax and any other sales tax, which is added where we are required to charge it.
- If a payment fails we will retry and email you. Repeated failure can suspend publishing until the balance is cleared.
Payments are processed by Stripe. We may change prices, but never mid-term: a change takes effect at your next renewal and we will email you at least 30 days beforehand, so you can cancel first if you would rather not pay it.

The partner marketplace
Hosts can put offers from local businesses, and tours bookable through Viator, on a guest page. When a guest becomes a customer, the business pays a commission, which is split 70% to the host and 30% to Hostbnb. That is a split of the commission, never of what the guest paid.
- A guest's price is never raised because a commission is paid on it.
- Every paid placement is labelled as one wherever a guest sees it. Removing or obscuring that label is a breach of these terms.
- A commission becomes payable once the service is completed and the refund window has closed. Refunded and no-show bookings are cancelled and nobody is paid.
- Payouts are made monthly, per currency, once the balance clears the minimum shown in your earnings panel. You are responsible for declaring and paying tax on what you earn.
- The guest's contract is with the business or the booking platform, not with us. Complaints about a tour go to its operator.
Acceptable use
The full rules are in the Acceptable Use Policy, and breaking them is a breach of this agreement. In short: don't use Hostbnb to break the law, publish someone else's content as your own, harass anyone, misrepresent a property, scrape or overload the Service, probe its security, or work around plan limits.
Suspension and termination
You can close your account at any time from your dashboard. Closing it stops future billing; see the refund policy for what happens to the period you already paid for.
We may suspend or close an account that breaches these terms, that hasn't paid, or where we are required to by law. Except where the breach is severe, illegal, or an immediate risk to others, we will tell you what the problem is and give you a reasonable chance to fix it first.
For 30 days after an account closes you can ask us to export your content. After that it is deleted, apart from records we must keep. Anything that by its nature should survive — the licence you granted for content still published, the liability limits, the indemnity, the governing law — survives the end of this agreement.
Service availability
We work to keep Hostbnb available and fast, but we do not promise it will never be down. We may take it offline for maintenance, and we will give notice for anything planned that we expect to be disruptive. Enterprise customers can agree a separate service level in writing; nothing in these terms creates one otherwise.
We may change or retire features. If we remove something you depend on, we will give at least 30 days' notice and, where the change materially reduces what you are paying for, a pro-rata refund of the unused period if you would rather leave.
Disclaimers
To the fullest extent the law allows, the Service is provided "as is" and "as available", and we disclaim all implied warranties, including merchantability, fitness for a particular purpose, non-infringement, and any warranty that the Service will be uninterrupted, error-free, or that AI-generated answers will be accurate.
We are not responsible for content a third party supplies — a tour listing from Viator, a place record from a mapping provider, an offer from a partner business, or anything a guest writes.
Limitation of liability
To the fullest extent the law allows, neither party is liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost revenue, lost bookings, or lost or corrupted data, even if warned they were possible.
Our total liability arising out of or relating to the Service, in aggregate over any 12-month period, is limited to the greater of (a) the fees you paid us in the 12 months before the event giving rise to the claim, and (b) 100 USD.
What these limits never cover
Nothing in this agreement limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited. If you are a consumer, your statutory rights are unaffected — including, in the EU and UK, rights that no contract term can take away.
Indemnity
You will defend and indemnify us against third-party claims arising from your content, your property, your use of the Service in breach of these terms, or your breach of the law — including a claim by a guest about something your guest page told them. We will tell you promptly about any such claim, let you control the defence of it, and help you at your expense.
Changes to these terms
We will email hosts at least 30 days before a material change takes effect. Carrying on using the Service after that date means you accept the new terms; if you would rather not, cancel before it and we will refund the unused part of the period you paid for.
Governing law and disputes
This agreement is governed by [Governing law, e.g. the laws of Japan], and the parties submit to the exclusive jurisdiction of [Exclusive forum, e.g. the Tokyo District Court]. If you are a consumer, this does not deprive you of the protection of the mandatory laws of the country you live in, and you may bring proceedings there.
Before filing anything, please write to legal@hostbnb.example.com. Most disputes turn out to be a misunderstanding that an email resolves faster than a court does.
General
- Entire agreement — these terms and the policies they link to are the whole agreement between us about the Service.
- Severability — if a clause is unenforceable, the rest stays in force.
- No waiver — not enforcing something once does not waive it.
- Assignment — you may not assign this agreement without our written consent. We may assign it to an acquirer of the business, on notice to you.
- No third-party rights — nobody other than you and us can enforce these terms.
